Our goal is to ensure between 80-90% of project capital is spent directly on the construction of homes, with administrative and overhead costs held between 10-20%.

What your gift actually pays for right now

Being honest about the stage we are at: the first home is still unbuilt. Government programmes fund construction for First Peoples and Indigenous Nations, but they do not fund the work that has to happen before a shovel goes in the ground — the community engagement, the housing needs assessments, the site and soil work, the governance agreements, and the grant navigation. That preparatory work is precisely what philanthropic gifts pay for today, and it is what turns an eligible community into a fundable project.

That is the whole idea behind our funding model. Our target is for each philanthropic dollar to unlock up to five dollars in available government housing funding, subject to programme eligibility, approvals and funding availability. It is a target we are building toward, not a result we have already delivered — PHA has not yet completed a funding cycle, and we would rather you knew that before you gave than after.

How your money is held and who decides

Contributions sit in dedicated campaign accounts with dual signatory requirements, so no single person can move donated funds alone. Spending authority is set by amount: the Executive Director may authorise under $100,000; a board majority is required between $100,000 and $350,000; and anything above $350,000 needs the full board. We build only on secured capital and take on no debt, because a home financed by a liability passed to the next generation is not the kind of home we are trying to build.

We are committed to an independent annual audit with the results published to founding partners and to the public, and to disclosing our financial statements and senior leadership compensation. Pleiades Housing Alliance is a federally incorporated non-profit under the Canada Not-for-profit Corporations Act, Corporation No. 1460040-1. We are not yet a CRA-registered charity — our registration application has been filed but not granted — so we cannot issue charitable tax receipts at this time. We put that in front of you rather than in the small print, and if charitable status is a condition of your giving, we would rather you waited until it is granted and gave then.
